Architect Clarence True made his mark on the Upper West Side in the late nineteenth/early twentieth century. Among the buildings he designed were a number of townhouses, two of which happen to be on the market right now. So which Clarence True townhouse is better?
Up first is the more expensive one, 40 Riverside Drive, which actually hit the market last year with a whopping ask of $20 million. The house had its first PriceChopper this week?condolences, buddy?to a new price of $17 million. From the epic-as-usual Paula Del Nunzio brokerbabble, we learn that the home was True's personal residence?and then belonged to artist Marc Chagall for about 10 years beginning in the 1940s. Potential downside: the house is currently divided into two apartments, a triplex and a duplex.
Here's 40 Riverside's floorplan:
Can the Clarence True-designed 68 West 87th Street compete with 40 Riverside's artistic pedigree? It certainly has the price advantage: it's asking only $10 million (though it sold for a far lower $5.175 million last year). It's also the product of a recent renovation, and it's already a single-family mansion. No floorplan on the listing, but take a look inside:
