The long stalled site at 2 Renwick Street, down at the corner of Canal where a hoped for re-birth in 2009 never came to pass, will soon be home to two new hotels, brought to us by developer Sam Chang and his long-time creative cohort, architect Gene Kaufman. The development parcel covers a batch of lots facing Renwick, Canal and Hudson Streets and heavy equipment is now prepping the property in the pre-construction phase. Long-time site owner Ponte Equities is now a "party of interest" with fructiferous hotelier Chang. The plan here is to build a dyad of hospitality with open space in between at mid-block, all backing up to the boob-alicious box of condos at 255 Hudson Street. This project marks the return of architect Kaufman to Canal Street, where he built a big brown Sheraton a few blocks east. (He's now busying himself with some dirty work at an old hotel in Chelsea.)
Filings at the Department of Buildings currently show approvals for 1-story structures set to rise at both 503 Canal and 231 Hudson, but the paperwork on file tells a different story: "The proposed development is an 8-story hotel building and a 9-story hotel building identified as 231 Hudson Street (Site-A) and 501 Canal Street (Site-B), respectively." The property, formerly a garage and auto repair shop, has been declared a brownfield site, and apparently remediation of the nasty conditions below ground have been determined to be a costly environmental problem. Therefore the hotels will rise with "no basements and will be developed with slabs on grade." Mr. Kaufman's website shows no designs for his latest foray into the world of hospitality, so there's no way to tell if his signature setback style will find a home in Hudson Square.
