Last we heard about Brooklyn Bridge Park Corporation's plans for an apartment tower on John Street, the group was waiting to issue an RFP until the real estate market improved. Well, that time as come?the Request for Proposals hit the CurbedWire Inbox this morning. The future residential building can have up to 130 units in 101,000-square-feet, and it can rise up to 130 feet. The plans also allow for ground floor retail and up to 110 parking spaces. Proposals must include green building elements and incorporate flood-protection measures, and revenue generated by the building will go toward park maintenance.
The building will be located on a 9,600-square-foot site that's within a vacant 147,460-square-foot lot just east of the Manhattan Bridge. Park space will occupy the rest of the John Street site, and it will have a 13,000-square-foot lawn and a tidal salt marsh, as well as familiar features like tree-lined pathways and pedestrian bridges. Construction on the new park section will begin immediately once the site is acquired from ConEd, which currently owns the lot. Once construction begins, the build-out will take one year.
