The LeFrak Organization began building the planned Jersey City neighborhood of Newport more than 25 years ago, and with the recent completion of a new luxury rental building, it finally moved into the last stage of development. The Laguna, a 159-unit, 19-story building on the waterfront, began leasing this summer, and Curbed recently stopped by to check out the apartments and amenities, which include the usual gym, children's playroom and 24-hour attended lobby, plus a 16-seat screening room, residents' lounge and library, a landscaped courtyard (BBQs coming soon), and a furnished outdoor terrace. Thanks to the building's location right on the banks of the Hudson River at 45 Park Lane South, the views are pretty fantastic; on a clear day, Manhattan's west side is visible from most units and all common areas.
The building was designed by Poskanzer Skott Architects, and ten units remain up for grabs, nine with balconies, all 2BR/2BA, starting at $3,875/month with one month free on a 12-month lease. The smallest remaining unit measures more than 1,200-square-feet, and currently, the highest asking rent is $4,120. Rent includes central heat/air, water, and gas, and residents can use all of the amenities fee-free.
Manhattan transplants will appreciate that every unit comes with a washer and dryer as well as blinds in every room. The apartments also feature oak wood flooring, floor-to-ceiling windows and stainless steel Whirlpool appliances. Open-plan kitchens are bright, white, and minimalist with quartz countertops and custom ItalKraft cabinetry. Bathrooms are just as sleek with spa-like showers, grey Basalt tiled floors, glass mosaic accent walls, and modern chrome fittings by Delta. The interiors and amenities were completed by Stephen B. Jacobs Group and Andi Pepper Interior Design.
The location is ideal for Jersey City, with the four-acre Newport Green park next door and a few supermarkets near by, plus plenty of commuting options. The Hoboken and Newport PATH stations are both within walking distances, as well as the NY Waterway ferries to Pier 11/Wall Street and Word Financial Center.
