Today the Leonard Street spotlight goes not to the starchitect-designed Jenga tower at 56 or condo conversion The Leonard at 101 but to the new ground-up building at No. 15. With a Landmarks battle and accusations that its construction was jeopardizing a 157-year-old neighbor all in owner Steven Schnall's past, three apartments in the six-unit building hit the market today. Ranging from $6.15 million to $6.795 million in asking price, they all boast the same four-bedroom, 3.5 bath floorplan. One unit (#5) is already in contract; those yet to come to market include a triplex penthouse and a townhouse in addition to one more full-floor unit identical to the ones already listed. The architect is Wayne Turett of Turett Collaborative Architects, known for designing an East Village penthouse with a metal slide for a pro poker player.
As per the brokerbabble, the building has a "private parking lift" with on-site parking for every owner. The apartments themselves all have private outdoor space, "60 linear feet of frontage facing South on Leonard Street, 6" wide plank walnut flooring throughout, a smokeless clean-burning fireplace wrapped in limestone, and a well thought out very detailed lighting schematic."
