A brochure [PDF] for the 44-unit condo building reveals the first real rendering we've seen of Hello Living's development at 2415 Albemarle Road, southeast of Prospect Park in Flatbush (an area referred to in the brochure as "The New Frontier"). Designed by architects Zambrano, the building will tower over its surroundings at 12 stories and 121 feet. The 44 units will range in price from $210,000 to $380,000, and, as evidenced by the rendering, each one will come with a private street-facing terrace, as well as a private elevator landing. There will also be 30 parking spaces, and a gym.
Hello Living's previous Brooklyn developments, such as 618 Washington and 904 Pacific Street, have been focused in Prospect Heights, so venturing south of the park is new territory for them and they clearly expect the same to be true for their buyers. The section of the brochure title "Pioneering the New Frontier" reads, in part: "With limited real estate around the park, the area to the east and south of Prospect Park is now in prime position for development. It is one of a few areas where there is still potential for equity and where tax abatements are still possible for new constructions." The group has three other projects currently in development in the area — 271 Lenox Road, 651 New York Avenue, and a 150-unit building at 1580 Nostrand Avenue.
