If at first you don't succeed, try, try againwith a lower asking price. Time Warner Center's penthouse 78 dropped onto the market last summer with some spiffy new Tony Ingrao-designed interiors and an eye-popping $75 million price tag, but no one snatched it up, and it was delisted six months later. But now it's back, with a new broker and a newly reduced price: $68 million. It seems like competition from the super luxury towers on 57th Street influenced the pricechop, and possibly stole interested buyers. The first paragraph of the brokerbabble for the very shiny, full-floor spread is rather defensive:
This penthouse is the largest full floor penthouse with over 8,000 square feet on the highest floor available on the market and can be occupied immediately, not years from now. Many would say that it is in a better location than any new construction being built because it is directly on Columbus Circle and Central Park, affording over 120 feet of Central Park views [...] while other buildings under development will be much narrower than 120 feet. Its location [...] also means that its extraordinary views are protected."Sounds like somebody is a little insecure. In 2009, investor Gerhard Andlinger sold the 78th floor penthouse of the for $37.5 million. The price was considered quite a steal; it was first listed in 2008 for $65 million, which, at the time, made it the most expensive listing in the city. Oh, how things have changed.
