Listen, children, to this tale of some Aby Rosen-built rentals, and how they will be no more some day very soon. About seven years ago, the art-loving developer and RFR Realty chief decided to convert rentals he had built in the '90s at 300 East 64th Street to profit-makin' condos. Turned it out was a really terrible time to do that, so after having those apartments languish on the market for a few months in 2008trying to lure buyers with 5 percent down and all that jazzRosen reversed course and resumed renting. But about a year ago, he sensed that the market was ready booming, got some refinancing action, and tapped some design-savvy folks to administer a mini-makeover to the 31-story tower's 102 units and amenity spaces. The latter, by the way, are now totally tricked out.
The first batch of those apartments hit the market this week, with seven options ranging from a $1M one-bed, one-bath to a 3BR/3BA for $3.15M. The official sales launch release does say some units will be as low as $795,000, though, probably for the building's studios. The rest of the converted condos will list within a year, so there's time yet to see a price that "low."
