New York City is about to have a new most expensive listing. It's a three-unit potential penthouse combo at the Ritz-Carlton, Battery Park, and it will be listed for a mind-boggling $118.5 million, usurping this $114M Upper East Side townhouse as the priciest pad in the city. According to the Journal, the three contiguous units on the top two floors are owned by two separate people, but they will not be available for purchase separately. The units can be combined to created 15,434 square feet of interior space with 2,193 square feet of terraces, so the asking price works out to about $7,600 per square foot.
The largest unit of the trio is a 7,600-square-foot five-bedroom that was listed last year for $56.5 million. It's owned by Gary Segal of Five Star Electric in Ozone Park, who also owns an adjacent three-bedroom that's also part of the sale. The third unit is a 4BR/5BA owned by financier Randall Yanker, and it was also previously listed. It hit the market in January for $23 million before dropping to $19 million, then going off the market.
The listing's broker, Ryan Serhant, told the Journal that the insane price "is justified by the square footage, as well as the views and building's amenities: Owners in the building have access to hotel services such as room service and housekeeping."
If the combo sells for anywhere near the asking price, it will smash the current record for the most expensive home ever sold in New York City, which is held by the $88 million sale at 15 Central Park West. The sale will likely soon be broken by the One57 penthouse, which has yet to close, but even when it does, it may not hold the title for long. There are more than a few listings waiting in the wings.
