Blogger Ian Mount of ebway.org has been tracking the sales at lower Lower East Side luxury-amid-the-ruins condo development 7 Essex Street. (This is the building Moby was reputed to be buying in until, uh, he didn't.) Mount notes that a $2m penthouse sale in the building announced last week (marked down from $2.25m) brings availability to three units: the other $2.25 million penthouse, and two $1.95 million garden triplexes. Given that last week's sale was a full $250,000 off the asking price after languishing on the market for 16 weeks, he wonders, "Could a 7 Essex pad actually be a steal?"
