Holy cow! The fellowship of for-sale $20-million townhouses is down another fellow. Michael Calderone reports in the Observer that a contract has been signed on the 28' wide neo-Georgian mansion at 9 East 69th Street, which had been listed through Brown Harris Stevens for $25 million. The six-story townhouse, measuring in at over 15,000 square feet, was bought in 1999 by the Synergos Institute, a nonprofit that will profit handsomely on the sale, although they won't say how much. The 1917 marble and brick building is landmarked, and brokers say the best way to utilize the space is turning it back into a personal residence?which is exactly what the unnamed buyers plan on doing. When combined with the other two East 60's townhouses recently sold, that's over $70 million spent on just three Manhattan homes this quarter. Yeah, that might affect the average.
