HoodWatch: N. Tribeca Ladder #2 ($1.75M-$3.5M)

In celebration of North Tribeca week, we've been scoping out listings in the hood. Yesterday, we featured some properties under $1.75 million. Today, we take a step up and survey the market between $1.75 million and $3.5 million. (BONUS: We got started on Monday with a ~$2 million property.)

1) What/Where: 2BR loft, Hudson (@ Debrosses)
Asking: $2.85 million (contract signed)
The Skinny: Lofty, lofty, blah, blah, granite countertops, Viking range, blah, blah, "THE BUILDING HAS ITS' OWN PRIVATE UNDERGROUND PARKING GARAGE AND THIS UNIT HAS ITS' OWN PARKING SPACE(INCLUDED IN THE ASKING PRICE)!" 2400sqft.
· Listing: 195 Hudson [Halstead]

2) What/Where: 2BR co-op, Vestry (Hudson/Greenwich)
Asking: $1.995 million
The Skinny: Also 2400sqft, but we're on the 1st floor here and it's not quite as shiny. In addition to the two bedrooms, there are "a home office and a Huge Art Studio." (Very well-capitalized hood.) Recently reduced for your pleasure.

3) What/Where: 3BR loft, Greenwich (Laight/Vestry)
Asking: $3.3 million
The Skinny: Little smaller, at 2100sqft, with an extra bedroom and half-balth squeezed in. Common charges are the lowest of the three properties. Digging those wavy ceilings. Also available for rent at $15k/month.
