HoodWatch: N. Tribeca Ladder #3 (> $5 million)

We continue our survey of the North Tribeca listings scene (more here, here, and here) with a trio of properties priced in the high seven figures. Tomorrow, rentals and more.

1) What/Where: 4BR loft, Greenwich (Laight/Vestry)
Aksing: $6.995 million
The Skinny: We spent some time at 429 Greenwich (aka the Dietz Lantern Building) yesterday (see listing #3). Today's entry is a 4000sqft "mansion-in-the-sky" (= 9th floor). The listing claims this is the most sought after building in Tribeca. Apparently not at $1749/sqft though?on the market for 26 weeks.

2) What/Where: 3BR condo, Hudson (N. Moore/Walker)
Aksing: $6.2 million
The Skinny: Another condo penthouse. At 3014sqft, this one goes for more than $2000/sf. There is, however, a lower monthly maintenance fee and a 1720sqft terrace with pergolas. Couple more apartments for sale in this building, which is known for its lobby fireplace, according to the listing. Woo-wee.

3) What/Where: 3BR condo, Bway (W. Bway/Beach)
Aksing: $9.75 million
The Skinny: 3530 sqft duplex in the American Thread building, which has its very own, and very sad, residents website. What does upwards of $3000/sqft get you in this nabe? "Two levels of elegance," natch, and a chandelier for every occasion.
