BoCoCa Ladder #2: $500k to $1mil

[This week, we're taking our three-packs to Brooklyn, where we'll climb the price ladder in the neighborhoods of Boerum HIll, Cobble Hill, and Carroll Gardens. Today, we continue with apartments priced between $500,000 and $1 million. Note: As former residents of this nabe, we ain't crazy about "BoCoCa" either, but efficiency rules -- ain't no way we're fitting Boerum Hill/Cobble Hill/Carroll Gardens in the headline. Other suggestions welcome.]

1) What/Where: 1BR, President St. (Clinton & Henry)
Asking: $769k
The Skinny: At long last, "the most beautiful home in Carroll Gardens." Parlor duplex in a coop brownstone. Bedroom downstairs. Everything looks pretty shiny in there (maybe a little too shiny), which makes sense because this is one of them fancy apartments that's "been in print as well as television." 1100sqft.
· Listing: 210 President St. [Elliman]

2) What/Where: 2BR, Warren St. (Smith & Court)
Asking: $820k
The Skinny: We've long wondered what was going on inside these newish condos off Smith, where the F train unloads. And now we know. "Hardwood floors, stainless steel appliances, granite counters, washer / dryer, gas fireplace, private roof garden." Cookie-cutter chic, but the terrace looks pleasant.
· Listing: 306 Warren St. [FSBO/NYT]

3) What/Where: 2BR, Clinton St. (@ Degraw)
Asking: $850k
The Skinny: This 2BR condo is "as affordable as it is beautiful," according to the listing. Whether that reflects on the apartment's price or beauty may be debated in the comments below. Here are the facts as we know them: "very high ceilings, architectural detailing, spacious, well-apportioned rooms, southern exposure windows overlooking private gardens," etc., narrow kitchen, etc. $169/mth common charges. 1000sqft.
· Listing: 361 Clinton St. #2a [CBHK/Garfield]

· BoCoCa Ladder #1: Less Than $500k [Curbed]
