BoCoCa Ladder #5: $2.5 million and Up

[This week, we're taking our three-packs to Brooklyn, where we'll climb the price ladder in the neighborhoods of Boerum HIll, Cobble Hill, and Carroll Gardens. Today, we conclude with apartments priced above $2.5 million.]

1) What/Where: Townhouse, Baltic (Clinton & Henry)
Asking: $2.775 million
The Skinny: Renovated 25x45-footer with fancy kitchen appliances. "There is also a kitchen desk area," which seems like the kind of thing you'd write about a 400sqft studio, but...cool! Currently configured as an owner's triplex with a garden apartment. Two full bathrooms in the 3rd floor master suite.

2) What/Where: Brownstone, Clinton St. (Atlantic & Pacific)
Asking: $3.6 million
The Skinny: "Breathtaking parlor includes 13 foot ceilings with windows to match." Not sure what they match, but...cool! Configured as an owner's parlor duplex with apartments above. N.B. "Rental units can be kept as is or the new Owner may wish to incorporate into one supernova grand and spacious living space." Aw, yeah.

3) What/Where: Brownstone, 1st Place
Asking: $4 million
The Skinny: 25x64 feet on "one of the coveted 'Place' streets." Also configured as an owner's parlor with rentals above. Little light on the photos, so it's hard to know what's going on in there. The listing notes the "original details, white marble fireplaces, ornate inlaid wood floors, soaring 15 foot ceilings..." Alas, not sure if the windows match. If we were feeling industrious, we'd figure out how much you'd have to put down, and how much above market you'd have to charge, to have the rentals offset the mortgage.
