Curbed Roundtable: State of the Rental Market

Giving chartisto Jonathan Miller a run for his meal money today is a new tool from the crazy kids at ApartmentRatings.com. The site is now averaging the rents that its citizen reviewers report paying, resulting in a rental price graph (above) for the NYC metro area. Alas, the inclusion of the bridge and tunnel crowd skews the utility of the data—but it's quite delightful to dream that 2BRs are now down to a mere $1,507/month, no?

All of which perhaps makes this a good time for a mini-Curbed Roundtable on the state of the rental market. If you've recently hit the ground looking for a new joint to rent, share some intel in the comments, won't you please? Specifics about neighborhood, price, and condition appreciated.
