Curbed SizeChopper™: 458 Broadway

A tape-measure tipster writes, "This seemed like a bargain at first blush. Renovated 2,900 SoHo loft at $2.65mm or $913 a sq ft. But checking public records, the building is 30 x 99 ft or 2,970 sq ft gross if it was a rectangle. But it is not a perfect rectangle. There's a 15 x 15 ft piece that is cut out. Then you have the freight elevator shaft, the passenger elevator shaft, and the staircase and landing. Also this is one of the tall Broadway buildings with two foot thick walls. Taking all of this out, I get about 2,100 of net interior square footage, or $1,260 a sq ft. Still not unreasonable, but no bargain."
