Most guesses were in the $3-$4 million range, as commenters savaged the floorplans on this three-unit combination. Down at #16 was hopeiguessright, who, uh, guessed right. He/She wrote, "$5.95M. you guys are way off on your guessing....duplex...2800+sqft, outdoor space...come on! You readers need to research the upper east side a bit more." Farther down was a long comment that we feel deserves a salute for its detailed analysis, even if the guess was way off.
61st between 2nd and 3rd is very crappy UES. The queensboro bridge is right there, second avenue sucks until you get to at least 57th or 65th. First ave over there is the food emporium under the bridge and BB&B. At least there are about 10 starbucks to distiguish the neighborhood. This is nothing like living in the 70s or low 80s on 2nd, and the floorplan sucks. The condo buildings on 61st street also suck. The nice stuff in this area is all the townhouses, but if you look at those, Martin Scorsese just sold his townhouse on 62nd between 2nd and 3rd for about $7 million. That townhouse is way nices than this cookie cutter crap that got combined on a budget.
