We're always suckers for a good-looking Soho loft, so this glowing gem at 106 Spring Street (at Mercer/Greene) caught our eye via Manhattan Loft Guy. What's worthy of debate, though, is the fact that the 2,200sqft loft, asking $2.65 million, carries a retail opportunity. Per the broker babble: "Great opportunity to own a a spacious high-ceiling loft in the very heart of Soho with shares in the retail space which give share holders at least $30,000 per year and opportunity for more."
Is that opportunity enough to blunt the continued price escalation in the building? Queries MLG, "The last sales in the building that I see were in 2005. #5N (which was said to be 2,300 sq ft) sold in November 2005 for $2.075mm. #2S sold in January 2005 for $1.6mm. What does that say about the price of #5S?"
