(Still) On the Market: Franconia 'Penthouse Opportunity'

On the heels of our coverage of the $32 million rooftop at the Tribeca Summit, a tipster reminded us of the rooftop opportunity at the Franconia, a 17-story Upper West Side co-op located across the street from the Dakota at Central Park West, that we first wrote about almost two years ago. Turns out the listing still lingers on the market, with an asking price of $8.695 million for 5,000 buildable square feet of interior space (per the broker listing, "Additional $750,000"—payable to who, we're not sure—"would increase the buildable indoor SF to almost 6000 and 400 SF of amazing terrace." Sound good? More babble: "You can even choose your ideal building material -- stucco, steel, wood, glass, brick -- you name it, its your choice and your dream!!"

Let's get to the real question, though: how does the price per square foot here compare with its Tribeca counterpart? Here, we're looking at $1,739psft for the 5,000sqft opportunity; in Tribeca, they want a whopping $2,583psft. Plus you get not one but two awesome renderings (above)! Easy call.
