Harlem Heat Two-Fer: Ellington, Loft 124

Let's head uptown for some Friday fun, shall we? Up at 111 West 117th Street sits The Ellington, a jazzy 20-foot-wide 1910 brownstone converted into five semi-upscale lofts. This one's a BuildingCrasher of sorts (the exterior photo is from the Ellington website), and the interior shots come via a tipster, who writes:

Haven't seen anything about The Ellington in central Harlem and was wondering if you or any of your readers have any opinions on the 5 story brownstone on Lenox and 117. A friend went and took some pics of the place and looks like it's a nicely renovated brownstone. The location is convenient as the subway is right around the corner (2,3). The finishes look decent and there's a balcony on each floor. But the bedrooms seem small and the rear facade looks ugly. Not crazy about the shallow bathroom sinks. Are the asking prices too high?A good question. Brown Harris Stevens' Julia Boland has the listings, and the cheapest one is the two-bedroom, two-bathroom Apartment 2, at $895,000. Sounds a little much, but keep in mind that's $692 per square-foot with only a $169 monthly maintenance and no taxes. The duplex penthouse treads into more fancypants waters, with a $1,083/sf price that brings it up to $1,995,000. Is central air, washer/dryer and an expected May move-in worth that? You be the judge: open house Sunday afternoon.

When we last left Loft 124?on 124th Street between Lenox and ACP Boulevard?we were crashing the shit out of it. Now comes a tipster ready and willing to clear the air surrounding the "only one offering true loft living." Kablowie:

You previously had a posting about the Loft 124 project which caused quite a heated debate about pricing in Harlem. Since that time the developer has sold 14 of the 21 units including one of the penthouses for $1,007/SF, which the broker claims is a record for a project north of 110th St. According to Corcoran, they also have a contract out on this 6th floor unit for a whopping $1,850,000, or $948/SF. I guess buyers aren't that turned off by the block and neighborhood afterall!Despite what anyone is saying about contracts or no contracts, there's still an open house on Sunday.
