What Trump Soho and The Ludlow Will Run You

We may be coming off a lazy holiday slowdown, but that didn't stop some blockbuster news from leaking out on two of the more hotly-anticipated developments in recent Curbed memory. There's been a lot of talk about the Trump Soho Hudson Square condo-hotel and the Costas Kondylis-designed Lower East Side luxury rental The Ludlow, and now we have some price tags:

1) Trump Soho: Braden Keil already let some info slip, but it looks like that $2,600/sf price has nudged up a little. From the announcement email: "The Sponsor has allowed us to begin selling a select few units now prior to our opening to the general public on September 19th. As for pricing, our units begin about $1.2M and go up to about $1.6M+. These are studios ranging from 422 to 540 square feet. 1 bedroom suites begin about $1.9M and go up into the mid 2’s. The 1 bedroom units range from 680 to 791 square feet. The higher the floor in the building, the higher the price. The monthly common charges and taxes combined are approximately $8 to $10 per square foot, per month." And remember, an owner can only occupy the unit for 120 days per year, and not more than 29 of 36 consecutive days. Paging international buyers...

2) The Ludlow: We've been wondering if Katz's friendly new neighbor would blow Avalon Bay away in terms of stratospheric LES rents, and we have our first taste. From the marketing email: "Our Two Bedrooms start at $5580. We will be offering a Sneak Preview beginning on Saturday September 8, 2007." For a comparison, Avalon Chrystie Place currently has two-bedrooms available for $5,595-$6,550. A follow-up asking for the rest of The Ludlow's rates went unanswered.
