Central Village Fire Sale: Dev's Neighbor Changing Hands

The patch of University Place between East 9th and 10th Street is being sold off piece by piece, like a company gone public or a dead grandparent's coin collection. The first domino to fall was the historic Devonshire House, an Emery Roth-designed rental building that will undergo a condo conversion and boot its non-stabilized tenants. Now, Eastern Consolidated (which brokered the Dev sale) has the listing for the building next door, 45 University Place. The five-story brick building will also boot its tenants, and the going price is a seemingly cheap $12 million. What a grand single-family mansion it would make! But is it too late to realize that dream? The listing says the building is in contract. Oh poo, we've missed our chance yet again.
