Welcome to Rental Reality, Curbed's look at the market we all love to hate. Today's challenge: We took $2,000 to the East Village, UES, and the FiDi. Shopper's survey says ...
WHAT: 1 bedroom; Upper East Side (off Park Ave., Mid-70s)
HOW MUCH: $2,000 (broker fee)
KNOWN: Wood-burning fireplace, walk-in closet, "soaring" high ceilings, laundry. Blocks from Central Park.
UNKNOWN: Listing headline claims "townhouse living"; this one's obviously been chopped into individual units. Good chop, or bad chop?
REALITY INDEX: Sure. 90%
· $2000 / 1br - TOWNHOUSE Living Off CENTRAL PARK~70s & Park~WBFP~DINING AREA~LAUNDRY~ [Craigslist]
WHAT: No idea,* Financial District
HOW MUCH: $1825/ month (no fee) and the vague promise of "free rent."
KNOWN: Granite/stainless steel kitchen, appliances; 13' windows with custom shades; marble bathrooms. Utilities included. Wired.
UNKNOWN: *One bedroom? Studio? WTF? And about that "free rent" business: perhaps that's code for "one month free" paid for over the following eleven.
REALITY INDEX: 75%, given that we don't even know exactly what we're supposed to be renting here.
·$1825 ???CREME OAK FLOORING!! no fee UTILITIES INCLUDED + FREE RENT [Craigslist]
WHAT: 1 bedroom/ studio; East Village, Avenue A
HOW MUCH: $1850 or $1995 -- who knows?* (no fee)
KNOWN: Renovated -- new appliances, cabinetry; exposed brick, open spaces, tons of sun. Marble bathroom. Garden.
UNKNOWN: *About that price: we're seeing $1850 in the headline, and $1995 in the listing. What's it gonna be, folks? We also have a sneaking suspicion that this place is really tiny, though the alleged garden could be an acceptable trade-off. Oh, and are we facing Avenue A? If so, there could be a noise issue.
REALITY INDEX: 80-85%
