"The economics of these projects require those 'boring tenants'. The developer goes to BIG Bank to get a loan to build. Developer says "i will have 10K sqft. of retail at an avg psf of Y dollars for a total monthly income of Z. So lend me money to build based on this expected income. BIG Bank says ok, but we want those tenants to have Triple A credit rating, not some FIT grad selling hand bags, or some old lady selling antiques. So that's how it happens.
