This is 44 Berry Street, which is diagonally across the street from the King of Berry Street, good old 55 Berry, and next door to 40 Berry, unveiled a bit earlier. Work started recently on clearing out the building, which used to be a seltzer factory, and converting it to what will be the second major rental building on the block (the first being 40 Berry). When the renovation designed by Ayuso Architecture is finished, the building will have 42 rental units and eight retail spaces at street level. You've come a long way, Berry.
