Chelsea Too Late to Fight 15th Street Condo-Hotel?

When neighbors finally got wise to a planned Karl Fischer-designed hotel at 52-54 West 13th Street in the Village, it was too late to mount a meaningful resistance to the as-of-right project, and the property?and the bit of history it contained?was cleared. Now, just two blocks north, a similar situation is unfolding. A Curbed tipster sent along a memo sent to all residents at the Chelsea Lane co-op at 16 West 16th Street, trying to rally support against a 20-story condo-hotel project on 15th Street between Fifth and Sixth Avenues. According to this memo (seen in the gallery above), nearby Xavier High School had sold its air rights to a developer, and Community Board 5 had already approved the deal. CB5 tells us they indeed gave the transfer the go-ahead. The address of the proposed development is 31-35 West 15th Street (above), the site of a union hall. The project, according to a tipster, is as-of-right, so the Chelsea Lane may not get very far in this fight. A disapproved lot-combining permit in the DOB archives for the building lists experienced hotel designer Acheson Doyle Partners as the architect. Hey Chelsea, look at the bright side: at least it's not a new heap of Hot Karl.
