A brand new building that's accepting lease start dates of Sept. 1 and Oct. 1, The Emmerson reminds us of a new Financial District rental building due to all the amenities being offered: 24-hour doorman, washing machines that text you when your laundry is done, flatscreen-loaded gym, game room, courtyard with barbeque pits, rooftop deck, etc., etc. But this isn't Downtown. It's a little place we like to call East Harlem/Spanish Harlem, and therefore the building is priced accordingly. And there are deals to be had! Rent-stabilized apartments, no broker's fee and a month or two (or three!) of free rent, depending on the length of lease. Plus, many units have balconies and terraces. The developers are clearly shooting for the type of crowd that would instinctively look to FiDi for their first or second NYC pad, but with prices out-of-control down there, don't be surprised to see some brahs migrating uptown.
