Now Playing in Greenpoint: The Ranting Landlord

New, 40 comments

Craigslist provides many things to many people. Today it provides one of the best landlord rants we have seen in ages. It comes from a Greenpoint landlord who is responding to something posted by a tenant who wrote "to all landlords in Williamsburg & Greenpoint" that "You are price-ing yourselves out of tenants.. do you not understand that your apartments are too high at this time." This led a random landlord to respond, in part:

I have been a Landlord in Greenpoint for over 18 years. Do you think that your the only one that is suffering in todays economy? Just to give you a brief description of what my bills are so that people like you can stop being ignorant. I OWN A FOUR FAMILY HOME AND I OCCUPY 1 APARTMENT WHICH LEAVES ME WITH 3 RENTALS. 5 YEARS AGO, MY REALESTATE TAXES WERE $2200 per year. Care to guess what they are now? Let me enlighten you. I now pay a total of $13,140.00 per year... Here's the full CL Post, so that it is preserved for posterity:

$1000 TO THE PERSON WHO WROTE>" TO ALL LANDLORDS IN WILLIAMSBURG&GREENPOINT (WILLIAMSBURG&GREENPOINT) THE FOLLOWING IS YOUR QUOTE>>"You are price-ing yourselves out of tenants.. do you not understand that your apartments are too high at this time. There is so much financial trouble in the U.S. right now.. prices are sky rocketing regarding everything that people do in their daily lives.. food, phones, transportation, housing. I have lived in these areas all my life. I agree they are terrific.. but you need to stop thinking that people will PAY ANY PRICE just to live here. Not true. They can save 400 a month or more..by going to Bushwick and Ridgewood... Morgan and Montrose L stations. I agree not nearly the same type of area as Wilbg and Greenpoint... But sometimes people need to do what they need to do financially. These people are willing to give up the prime areas, to save money. You are pricing yourselves out of tenants.. and this hurts the whole neighborhood. You have to stop thinking that people will give up everything else just to be in YOUR bulding. Your prices have been too high for the last 2 yrs. Ever notice your apts staying vacant longer and longer with each vacancy?? You all need to stop and think. You are driving people out of the area.. you suffer, stores suffer, everybody suffers. Get realistic please. Not everything is all about you Landlord.. store keepers need to survive too.. tenants need to survive too. Not all about your and your high priced apts. These new young people are not cheap.. they will pay a decent price for rents... but they just can't keep being severly over charged and still survive. Your rents need to be sensibly priced. $1,450 $1,600 $1,700 $1,800 depending on the apt.. sometimes higher. BUT everything you people offer is $2,000 and way up. STOP already."

My answer to you is,>>> I am a Landlord, I have been a Landlord in Greenpoint for over 18 years. I now pay a total of $13,140.00 per year. How about my property insurance? 5 years ago, $1800.00 per year, NOW> $3400.00 per year. How about heating, 5 years ago> about $3200 per winter. Now> My heating bill for '07 was $6000. AND LETS NOT FORGET THE MORTGAGE> $2000 per month(and I'm lucky I purchased my home 18+years ago because I hear of some landlords paying upwards of $9000+ per month for mortgage for property purchased within the past 5 years. Im not even mentioning UNCLE SAM or the electric bills, regular maintenance, snow removal, plumber bills, etc..... JUST FROM THE BILLS THAT IVE MENTIONED THEY ADD UP TO A TOTAL OF $46,540. Want to know what my rent roll is? $50,400(in ultimate reality my bills for my home per year come out to about 65k)

I have a wife and 3 kids, so I purchased this property thinking that I can have some kind of security for my kids future. And guess WHAT? My oldest is 22(just graduated college), followed by a 20 y.o. boy and a 17 y.o. girl(and yes I do pay for college and HS) Originally my plan was to take an additional apartment for my children, but the reality is that I cant afford to lose any rent for fear of losing my home. So my daughter sleeps in a bunk bed with my son. So let me ask you, IS THAT FAIR????? I have been working 70 hours a week with two jobs in the last 10 years. Is that FAIR? I BARELY even see my kids because I'm working so much. IS THAT FAIR?????? YOU SHOULD STOP BEING SO IGNORANT AND DO YOUR RESEARCH IN THE COMMUNITY BEFORE YOU SPEAK! IF YOU HAVE A PROBLEM WITH ANYONE, IT SHOULDNT BE WITH THE LANDLORDS OF GREENPOINT, BUT INSTEAD WITH THE DEVELOPERS WHO ARE NOT PAYING ANY TAXES ON THE CONDOS THAT THEY ARE DEVELOPING. (That is why I think that all Landlords real estate taxes skyrocketed>> They help the developers but sock it to us. I WOULD LOVE TO HEAR YOUR RESPONSE!
