Not all newish Tribeca construction is taking a hit in the ol' asking price on the second time around. The 16-story condo building at 7 Hubert Street, with its brickwork and step-backs and big fancy windows, has been a neighborhood charmer since its 2003 completion. At that time, finance guy James Marden paid $7.3 million for the building's staggering full-floor penthouse, and all its 4,262-square-foot, wraparound-terrace, 12-foot-ceiling glory. Now he wants out, and the second owner of this palace will have to pony up a whopping $14.5 million. The listing hit Stribling this week, and do take in that 3BR, 3.5BA floorplan, which conveniently points out where to put the grand piano, oddly-shaped coffee table and dining-for-10. The pad has also graced the cover of Architectural Digest, so?Floorplan Porn tradition be damned?we've included photos of what's been done with the place. Snazz.
