We've been waiting months for an auction like this. Sure, we've had our share of random auctions and scandal-tinged auctions and bankruptcy auctions and things of that sort, but none of those promised, "Oh crap we need to get rid of these things now" developer blow-outs. Auctions of that sort have been creeping around the city's perimeter?Jersey City, mostly?but now the first one is here! In Greenpoint!
Behold The Locale, a new four-story, 16-unit condominium at 267-269 Kingsland Avenue from TreeTop Development. The Greenpoint market just ain't what it used to be, so this subway-inspired building's next stop is Auctionville. On November 11th at the Downtown Brooklyn Marriott at 333 Adams Street, auctioneer Sheldon Good & Company will bang the gavel on the building's units. Four apartments will be sold "absolute" regardless of price. Suggested opening bids start at $150,000 for units that were asking $445,000 to $599,000. Here are some design details:
Homes range in size from 600 square feet to nearly 1,000 square feet of modern, sensibly designed living space and offer clean lines and expensive interior elements. These include stainless steel Bosch appliances, custom lighting and cabinetry, elegant hardwood floors, floor-to-ceiling windows, and in-unit washer/dryer hookups. Luxurious spa-like bathrooms are designed with premium Vilroy and Boch, Duravit and Toto fixtures. Balconies and rooftop decks provide easy access to the outdoors, and there are great views of the New York City Skyline. There is confidence that these puppies will move. According to a press release, "Buyers will further benefit from the ability to obtain conventional financing due to 51% of the homes being sold on one day." Brooklyn brokerage aptsandlofts.com is handling the pre-auction marketing, and there are open houses from 12-3 on October 18, 24, 25, 31 and November 1 & 7.
