The first resales have hit the market at 52 Dean Street, a boom-era Boerum Hill condo. Curious what 2007's optimistic buyers hope to get for their condos these days, we checked out the offerings. Unit 4A, a 2BR, 2BA, 1,144-square-foot condo, sold for $945,000 in February '08. It's now asking $1.025 million. Downstairs, unit 2B, a 1,200-square-foot 2BR, 2BA, is now on the market for $999,000. It sold in December '07 for $912,000. The building has a 15-year tax abatement (which will disappear sooner than you think). Are these sellers embracing realism in looking to make a less than 10 percent profit on their apartments, or are they ridin' the crazy train hoping for any profit at all?
