PriceChopper: Seller's Double Trouble at One Kenmare Square

The undulating mass o' black glass known as One Kenmare Square on the Soho/Nolita border (in a microneighborhood we like to call Esquinaville) currently has a couple of sixth-floor units on the market. Both of which got their asking price cut this week and both of which have open houses on Sunday. Coincidences? Of course not. The condos in the André Balazs-developed building are both owned by Edward J. and Michelle Lawson. It has come to our attention that the couple may be regretting these purchases.

1) 6A: 2BR, 2BA, 1,157 square feet; purchased in 2005 for $1.675 million. The asking price PriceChop Express: $1,950,000, $1,895,000, $1,799,000, $1,749,000, $1,649,000 and finally, the current ask of $1,575,000.

2) 6B 1BR, 1BA, 762 square feet; purchased in 2005 for $1.3 million. The asking price PriceChop Express: $1,450,000, $1,395,000, $1,299,000 and now, at last, $1,195,000.

So it looks like we have a couple of money-losers on our hands. Still a nice building, though! Here are the floorplans for more comparison action:
