While not as tall or formally daring as Tribeca's Herzog & de Meuron-designed 56 Leonard Street, 15 Union Square West has some advantages. It is visibly under construction, for one, and it's future is not the subject of vague retractions. It has a unique approach to the reuse of a historic structure, and, um, it's not on Leonard Street. But the luxury condo conversion of the old Tiffany & Co. building has some pretty 56 Leonard-esque Jenga action going on near the roof, even though the original renderings didn't hint at the blingyness of it all. A win for Union Square?
