With the focus now shifted to architect Rem Koolhaas's side-stepping tower at 23 East 22nd Street, let us not forget about the other 23 East 22nd Street?the Cetra/Ruddy-designed One Madison Park, 60 stories of skyline-altering glass that will eventually share a lobby with Rem's creation. That tower is topped by a penthouse triplex with some of the most bonkers views in all Manhattan. We can attest to the bonkerifficness because on a cold, windy day last week, we took the 28-second elevator ride up to that very penthouse. The results of that journey are pictured above.
The penthouse is still raw (buyers in the lower half of the building will close this spring), but it doesn't take a masters in architecture to see the castle-in-the-sky potential. The glass-encased triplex is listed at 6BRs and 5.5BAs, though those numbers include an 800-square-foot staff apartment elsewhere in the building. The penthouse itself measures in at 7,577 square feet. The developers are holding firm on their $45 million asking price, and say they've turned down three offers in the $30's, figuring that showing off a finished product will do wonders for the bidding. One thing's for sure: Acrophobic billionaires should take their Dramamine before taking a look at the place.
