The intel on new developments keeps piling up, so now that we're snowed in, let's clean out the closet a bit, shall we?
1) William Beaver House: Closings in André Balazs's once-sexy FiDi condo tower commenced in December. So far, per StreetEasy's records, around 20 buyers have closed, many at prices 13%-16% below asking price, which is double the average discount from asking price to closed price that was reported in Prudential Douglas Elliman's fourth-quarter market report. And in a post-Rector Square world, many are now sensitive to the issue of moving into an incomplete building?including one disgruntled Beaver buyer who sent us the above photos showing a not-quite-ready-for-prime-time Willy. 2) Tribeca Space: We thought 25 Murray Street's epically delayed (and litigated) condo conversion was headed for smooth sailing once the building received its certificate of occupancy last summer. We were wrong. A tipster writes: "Looks like the developer at 25 Murray St (a Curbed fave!) had at least 16 contracts returned, as they have been dribbling out as Back On Market in the inter-firm data base this week. 3) 995 Fifth Avenue: The big bucks conversion of the Upper East Side's Stanhope Hotel may have hit a few speed bumps following the collapse of certain financial institutions. A tipster writes: "All three full floor apartments are for sale, the newest one being floor 14 for $25.5 million, at least $7 million less than the sponsor units.
