"I think rental broker fees are easily negotiated these days. Sales are a different matter entirely. It is becoming increasingly difficult to sell an apartment in today's market. Brokers have access to qualified buyers (key word "qualified"). The 6% commission is usually split between two brokerage firms (one working with the buyer--the other working for the seller). If you're paying 3 or 4% then your broker probably isn't working cooperatively with other firms meaning you're missing out on a large portion of the buyer pool."
