The fine print on this Gold Coast co-op runs deep, but damn, those terraces. We're looking at the full 17th floor of 812 Fifth Avenue, a classy post-war addition (if Carter B. Horsley likes it, we like it?end of story) to the east side of Central Park. The 2BR, 2BA unit has some epic park and city views, but let's focus on the inside. It was designed by Philippe Starck protege Joseph Dirand, and don't get too attached. According to the listing (Corcoran superbroker Deborah Grubman is calling the shots), "Apartment being offered UNFURNISHED." Drats. Also, the seller would like that $9.95 million in cash, please, and how about you pick up the flip tax as well? This bit of pornage doubles as a PriceChopper. It was listed for $14.85 million in January, reduced to $11.9 million in February and dropped another 16% last week. Cash flow problems?
