1) A tale of two pricing strategies: the 2009 Hampton Designer Showhouse, a new construction in Water Mill (above), is listed for $8.495 million, quite a bit below last year's larger, showier showhouse, which still sits on the market at $10.9 million. Meantime, over by Georgica Pond, a new house designed by architect Peter Cooke rises in price from $18 million to $21.5 million.

2) Don't be frightened, but technology is coming to the Hamptons real estate market. The next looming threat: blogs.

3) On the East End restaurant beat, shuttered Southampton eatery Madam Tong's somehow miraculously reopened, while Mexican restaurant La Hacienda found itself seized. The wheel keeps turning, friends.
