Soho for $55/SF? At 40 Mercer, the Answer is...Maybe?

Jean Nouvel's 40 Mercer, the blue-glass jewel of Soho, is up to something. Or is it?! A tipster writes, "I suppose it could be an error, but according to natefind, Unit 2 of 40 Mercer sold for $135k in April. Sounds fishy to me... but if not, how do I get one?" Without massaging the bald head of a Pritzker Prize-winning French starchitect? Unclear. But seriously, what gives here? According to the complicated maze of paperwork of which we are not qualified to decipher (we read at a 3rd Grade level), the buyer is Christopher Rokos?this guy, perhaps?who paid $12.5 million for Unit #29 at 40 Mercer back in 2007. The seller of #2, which weighs in at 2,476 square feet and 3BRs, paid $4.5 million for the luxury condo, also in '07, which would make this a, uh, slight loss. A listing for the pad never made it online. Did we mention that 40 Mercer cabanas were priced at $350,000 back in the day? Clarifications/conspiracy theories from ACRIS junkies welcomed.
