Lowdown: From the adaptive reuse files comes this H-shaped block-through public school built in 1905 and vacant since the '70s. PS90's previous life means there are some cool and uncommon touches, including a front courtyard leading up to a double-height grand entrance, and ornate Gothic details once meant to keep misbehaving students in line (gargoyles!). The interior has been gutted to create units ranging in size from 700 to 1,640 square feet, and the penthouses will be new construction. Many apartments have outdoor spaces, while penthouses get private rooftop terraces. Building amenities include a fitness room?old lesbian gym teacher not included?doorman, lounge, media room and something called a work studio. Sales kicked off this week (there's an off-site sales office at Fredrick Douglass Boulevard and 148th Street) and occupancy is expected in 2010. Looks nice, and units under $600/sf? That might get us to consider living in permanent detention.
