Harlem's PS90, the public-school-turned condo at 220 West 148th Street, got to homeroom too late to take advantage of the new development boom as it had planned. In fact, sales have been rather slow, with only 14 of the building's 55 market-rate apartment in contract at the beginning of the summer and the developer worried about barely breaking even on the project. But PS90 has brought its grades up slightly since then: a press release tells us 10 units have closed, and another seven are listed in contract on StreetEasy. A few of the apartments sold with small discounts at closing of 2 to 6 percent.
