Red Hook developer Greg O'Connell loves the nabe so much that he's already spent millions to turn his college town into the next Red Hook. That town is Mount Morris, New York, a rural village outside Rochester that had mostly vacant storefronts until O'Connell came to town. So far, he's restored a bunch of apartments and signed businesses to leases that require them to keep the lights on at night, stay open into the evenings at least once a week, and change their window displays. One way in which the new Mount Morris is not Red Hook: apartments rent for $300/month and retail space for $5/square foot. [NYT]
