UES's Georgica Cuts Prices as Sales Head for Finish Line

The Upper East Side's glassy 20-story Georgica has never had the most recession-friendly marketing campaign. It's named after a pond in the Hamptons and chose as its target audience khaki-wearing parents with medical degrees. And then there's the Second Avenue subway construction right outside the condo's doors at 305 East 85th Street. All of which is to say that we kind of assumed not much was happening at the Georgica. But it turns out a number of sales have closed since our last check. This time, the discounts go as high as the 36.7 percent off on a 3BR, 3.5BA sold in June. Which means the round of PriceChops that hit the building's remaining units this weekend might not cut quite deep enough. Prices on the remaining seven apartments now range from $1.695 million to $4.35 million after 11-12 percent chops.
