Two months after word leaked that megabuilder Toll Brothers had snapped up an empty lot at 205 Water Street in Dumbo, the developer's team appeared in front of a community board committee seeking approval for the new 67-unit condo building's design. And be still our beating hearts: Is this a kinder, gentler Toll Brothers? The design is shorter than the 12-story max allowed by zoning, and the facade?all rust-colored steel and concrete?was inspired by "the gritty nature of this industrial area," according to GreenbergFarrow, the firm that designed other Toll projects in the city like One Ten 3rd, North8 and the aborted Gowanus Canal project. The committee approved the design in an 8-3 vote, but before all is said and done the Landmarks Preservation Commission will get a crack at it. But if the LPC went for Noho Forest, surely they'll go for this, no?
