"Lowering the price by $5K won't make any difference at all to most buyers (and you'd be crazy if your initial offer wasn't a lot lower than ask). But it might help encourage brokers to not only bring buyers there but also do whatever they have to in order to get signed contracts by 5/31, and considering that there's no risk to the developer it's worth a try. I know after my last apartment sat on the market for a little while I told my broker I'd throw my flatscreen in with the sale (it would have been a bitch to move anyway, big plasmas are pretty fragile) and I think it did make a difference - at the closing the buyer had researched the model extensively online and asked me a ton of questions about it.
