Snazzed-out Upper East Side condo development 170 East End Avenue has been taking its lumps lately, but a building with its own private squash court can only be down for so long. And just like that, Penthouse #2A?a 5BR, 6.5BA whopper with two terraces and nearly 5,000 square feet?has finally sold. Victory! But check out the fine print: The Gracie Mansion-overlooking condo sold for $10,182,500, a princely sum, but over 40% off its original asking price of $17.5 million. That asking price was lowered 20% to $13.995 million in March, according to StreetEasy, but clearly the buyers proved to be expert negotiators. Or maybe cash was king in this deal, because we see the deed filed with the city but no other mortgage-y type forms. The buyers are Ira and Jody Schwartz, who?if our Google research can be trusted?are founders/executives at the apparel company Free Country and Hamptons social scene regulars.
