We'd almost forgotten the existence of 254 Park Avenue South, the Flatiron District condo conversion whose bid for total amenity overdrive consisted of, er, a lounge with a poker table. And perhaps we weren't the only ones who lost track of it, because the building's just made that most noticeable of cries for attention: PriceChoppage. Four units in the building (one not listed with the others) have been chopped by 18 to 24 percent. Prices now range from $575,000 for a studio to $2.32 million for a 2BR. If nothing else, 254 Park Avenue South seems self-aware: recent closings have had discounts in that range, with #10D closing last month at 21.3 percent off its asking price of $2.425 million. Maybe this little building will turn out to be a better gambler than we thought!
