Big Reveal: Pricing a One-Bedroom East Village Penthouse

New, 7 comments

And now, the results of this week's PriceSpotter asking price guessing game!

Location: 425 East 13th Street #PHB
Asking: $1,048,000

A few Pspotters couldn't resist the temptation to reveal this building's ID early?yes, it is the hard-partying A Building?but there were still no exact guesses this week. The listing is a bit of a curveball, because the apartment last sold for $1,069,162 in 2008. It was relisted the same year for $1.37 million, came back at $1.097 million last year, and is now on its third try. One that might not end up any better than the first two, if this week's comments are anything to go by. Said one anon commenter: "Classic NYC price insanity for what is really a tiny and very conventional apartment apart from that terrace and the high ceilings (maybe wear gravity boots and live on one of the big walls?)." Conventional, except for the allegations of flooding, construction troubles, and financial mismanagement, that is.
