But the seller's hurry is only, it turns out, one of several things to like about PH6D at 1600 Broadway, on the market for $2.5 million but inviting "all your offers...owner must sell." Because the seller's motivation? Probably comes at least partly from the threat of foreclosure. The folks at PropertyShark point out that there was a lis pendens filed against the penthouse last week, the result of the owner defaulting on a $1.995 million mortgage (he paid $2,902,012 for the apartment in 2006). Lis pendens is only the first step on the long road to foreclosure, so perhaps the owner will find a way out. If not, at least 1600 Broadway is no stranger to auctions.
